How do I know if my ceiling tiles or boards contain asbestos?

Building age and type are useful indicators but neither confirms it. Pre-2000 suspended tile grids and boarded ceilings should be treated as suspect until a laboratory sample says otherwise. We can sample discreetly and return written results within a few working days.

AIB has a higher proportion of loosely bound fibre that releases far more readily when disturbed, which is why most AIB work sits in the licensed category. Cement board binds fibre tightly and typically falls into the non-licensed or NNLW range. Two ceiling materials that look very similar on the surface but operate under entirely different rules, which is precisely why testing comes first.

In most cases yes. The work area is sealed and ventilated independently of the rest of the building, which stays accessible throughout. Where the material is AIB and licensed controls apply, we set out the specific arrangements and timing with you before any work begins.

Stop all work in that room, keep the door closed and do not clean or vacuum the area. Call us straight away. We will advise immediately, arrange sampling and asbestos air testing where the situation warrants it, and set out a clear written plan for restarting the project on solid ground.

Yes, and it is not a small thing. Voids frequently hold decades of contaminated dust and offcut material. We inspect H-type vacuum and clear every void as part of the fixed price, because a clean ceiling beneath a dirty void is not a completed job.

Always where the work category demands it. Licensed AIB removal always concludes with independent clearance testing. On non-licensed jobs we offer reassurance testing as an option where you want the written certificate. Your quotation states clearly which applies.
