In practical terms, if your fit-out or refurbishment disturbs the fabric of the building, you need the survey and the controls in place regardless of ownership. We work for both sides regularly and can explain how the duty is likely to fall in your situation.

In the majority of cases, yes. Affected zones are sealed off and ventilation pathways are managed, with reassurance air testing available for areas that remain occupied nearby. If a floor or zone genuinely needs to be vacated, we identify that at survey stage so it is planned for, not discovered on the first morning.

Asbestos removal is then sequenced ahead of the strip-out phase so that demolition crews are never working into live material.
