Asbestos management surveys are non-intrusive. They locate and score the condition of accessible materials so a building can be safely occupied and managed. A refurbishment and demolition survey is intrusive by design: it opens voids, risers and building fabric wherever your works will reach, because workers cannot be protected from materials that were never looked for. Using a management survey to authorise strip-out work is the most common unlawful shortcut in this sector.
There is no general legal duty on private homeowners, but there are three situations where an asbestos survey becomes essential: before refurbishing a pre-2000 property, when buying one, and when something turns up that raises concern. Landlords and managing agents of communal areas carry firmer legal obligations. If that applies to you, a management survey is not discretionary.
The fee scales with the size of the property, the type of survey and the access required. A flat’s management survey and a warehouse refurbishment survey are very different in scope and cost accordingly. Scope is confirmed free, the fee is fixed in writing, and there is no re-survey charge if removal work with us follows.
Survey slots are generally available within days across Kent postcodes and written reports follow within five working days of the visit. Where there is an exchange deadline or a contractor start date to hit, tell us the date and we will commit to it or be honest that we cannot.
Management surveys are deliberately non-intrusive. Sampling is discreet and any openings are made good. Refurbishment surveys are intrusive by definition but only within the areas the works will affect. The opening-up approach is agreed with you before the visit takes place.
