Can our builder just demolish the garage without specialist involvement?

Not if the roof or cladding contains asbestos. Bringing a structure down with asbestos still in it produces contaminated rubble that no licensed transfer station will accept. Done in the correct sequence with asbestos removed first, the total cost is consistently less than resolving the mistake.

Small detached domestic structures rarely require it, though conservation areas, listed building curtilages and certain permitted development conditions change the picture. Party-wall notices may also apply where structures adjoin a boundary. We identify what applies at survey stage. Where there is any doubt, a brief check with the relevant local authority resolves it quickly.

Your choice, priced clearly both ways. Retain it as a base for the next build, or break it out and clear to ground level. Most garden-room and driveway projects keep the slab. Most extension demolitions do not. Tell us what your project needs and both options will be in the quotation.

One to two days is typical for a standard detached garage, covering the asbestos phase, the take-down and site clearance. Structures with complex access or adjoining walls take longer and the expected duration is stated in the quotation before you commit.

Hardcore and metals are separated and directed to recovery as standard. Asbestos is consigned independently to a licensed facility and never introduced to recyclable streams. Documentation is issued for both.

We coordinate it. Confirmation that all services to the structure have been safely isolated is obtained before any demolition begins, arranged through the relevant supplier or a qualified trade as required, and recorded in the job file.
