How do you know nothing has changed? That is precisely the question an HSE inspector or an auditor would ask. The duty to manage asbestos is ongoing, and annual reinspection is the accepted method of demonstrating that the duty is being met. Three years without a review is a compliance gap, not a clean record.

A surveyor revisits every managed item, re-photographs and re-scores its condition, checks that labelling and any access restrictions are still in place, and records any activity in the building that could have affected the material. The visit is brief and unobtrusive. Your register receives a dated update.

Yes, routinely. We adopt existing registers from asbestos management surveys carried out by any provider. The first visit establishes and verifies the baseline and the programme runs from there. No re-survey is required and no preference is given to our own previous work.

Annual reinspection is the established standard. Higher-risk items and materials in busy or high-traffic areas warrant more frequent checks. Any damage event, moisture ingress or nearby building works should trigger an immediate inspection. We determine the frequency item by item and set out the reasoning in writing.

The report documents it plainly, the risk score is revised upward and a fixed price for the proportionate remedial action, whether resealing, encapsulation or removal, is issued alongside the report. Nothing is instructed without your approval. You make the decision with the evidence in front of you.

It can be incorporated where the condition of materials or occupancy patterns make it appropriate. Asbestos air testing in occupied areas and background monitoring near higher-risk managed items can both be included.
