Does all Artex contain asbestos?

No. Artex asbestos content changed significantly across product formulations over the decades and many later versions are clear. However, pre-2000 coatings cannot be assumed safe on the basis of age or visual appearance alone. One laboratory sample per distinct area gives you a written result you can act on with confidence.

Where the coating is in sound condition and well bonded to the surface, over-boarding or skimming is a recognised management approach that keeps the asbestos encapsulated and undisturbed. The important caveat is that this must be properly recorded, because anyone who opens that ceiling in the future needs to know what is behind it. We document the outcome correctly whichever route you take.

No. Steaming, dry sanding and scraping all disturb the fibre structure of a positive coating and release fibres into the air. Removal must be carried out as a controlled wet process by trained operatives, with the room sealed and all residue handled as hazardous waste.

It is contained and relatively quick. The room is sealed and cleared or covered, and a standard domestic ceiling is typically completed within a day, leaving a clean surface ready for skimming. The rest of the property is unaffected throughout.

In most cases no. The majority of textured coating removal falls into the non-licensed or NNLW categories, depending on the condition of the material and the method required.
